My decision rule: compare the trip the accommodation creates
A vacation home can be brilliant value in Orlando, but I would not call it cheaper until I have priced the whole trip. A house can replace several hotel rooms and give a group a kitchen, laundry and common space. A hotel can cut driving, parking, grocery runs and housekeeping chores — and some resort hotels include transport that changes the maths again.
The useful comparison is not “$220 hotel versus $220 house”. It is door-to-door accommodation cost for the same dates and occupancy, plus the extra transport and food choices each option creates.

Compare like with like: same travel dates, same number of people, enough real beds, and the final mandatory lodging price — not the first nightly rate shown in search results.
Start with the upfront total, not the headline rate
The FTC's current rule on unfair or deceptive fees covers short-term lodging, including vacation rentals. It requires businesses to display the total price including mandatory fees that can be calculated upfront; the FTC specifically uses a mandatory vacation-rental cleaning fee as an example. Government taxes may be shown separately, but the total still has to be disclosed before payment.
That makes comparison easier, but I still open the final price breakdown. Check for mandatory cleaning, resort, service or property-management fees; taxes; parking; optional pool heat or equipment; and any refundable security deposit. Group size is the biggest lever
For a couple or a family that fits comfortably in one hotel room, a whole home often buys space you do not need. For six, eight or ten travellers, the equation changes quickly because the alternative may be two, three or four hotel rooms.
I compare the number of usable beds, not the marketing bedroom count. A pull-out sofa in a living room is not equivalent to another private bedroom for every group. Also check bathroom count, laundry, quiet space, and whether the house layout actually works for toddlers, older relatives or unrelated adults.

Transport can erase an accommodation saving
Orlando is spread out. A cheaper home in Kissimmee or Davenport can still be the wrong financial choice if it turns a park-heavy trip into daily rental-car, toll, fuel and parking costs. Conversely, a home can be excellent when your group already needs a vehicle and is splitting those costs.
Hotels deserve the same scrutiny. A lower room rate away from the parks may add rideshare costs, while some Disney and Universal hotels include resort transportation. If your plan is to avoid a car, compare the property against our Orlando without a car guide before booking.
I also count time. Saving $25 a night is not much of a win if six people spend an extra hour in traffic every park day.
A kitchen only saves money if you will use it
The strongest home-rental argument for many families is not the bed price — it is the kitchen. Breakfast, packed snacks, simple dinners and drinks can reduce theme-park and restaurant spending. But do not credit yourself with imaginary savings if your actual plan is to eat every meal out.
Add groceries, delivery fees or the time and transport needed for a supermarket run. Then compare that with the hotel option: free breakfast where genuinely included, in-room fridge/microwave facilities, dining discounts you will really use, or easier access to cheaper off-site food.
Cancellation terms and booking risk belong in the cost
A cheap non-refundable booking is not equivalent to a flexible one. Compare cancellation deadlines, change fees, deposit schedules and damage terms. For a private home, confirm the exact property, management contact, check-in process and what happens if the booked home becomes unavailable. For a hotel, compare the actual rate plan rather than assuming every room has the same cancellation policy.
If the home is being marketed through a platform, keep payment and messages inside the legitimate platform unless you have independently verified why you are being asked to do otherwise. A small saving is not worth giving up the protections and paper trail attached to the original booking channel.
The five-line worksheet I would use
- Accommodation total: final mandatory lodging price for the same dates and occupancy.
- Bedrooms/rooms: enough real sleeping space for the group.
- Transport: rental car, tolls, fuel, parking or realistic rideshare/shuttle cost.
- Food: the meals you will genuinely self-cater versus buy out.
- Flexibility/risk: cancellation terms, deposits and the value of on-site service or shared private space.
Run that calculation for your actual trip. For two people on a four-night park sprint, the hotel may win. For eight people staying ten nights, the home may win decisively. The point is to let your itinerary decide rather than repeating a slogan about which accommodation type is “always cheaper”.
